Encinitas can be divided into five areas:
Old Encinitas: A charming beachside area featuring the iconic Encinitas welcome arch, the famous surf spot Swamis, and the historic La Paloma Theater. Cardiff-by-the-Sea: Named after British cities and composers, this southernmost oceanfront community offers Cardiff State Park with its tidepools.
Olivenhain: A semi-rural neighborhood in eastern Encinitas, known for its single-family homes and private equestrian facilities.
Leucadia: A coastal community with tree-lined streets, art galleries, and single-family homes.
