Getting Your Home Sold

Selling Your Home

Your home may be your largest asset, and selling it could be one of the most important financial decisions you make. It can be an emotional and time-consuming process. Having a expert team to guide the process can help ease the anxiety and ensure a successful transaction.

Pro-active Listing Services

Selling your home in San Diego’s real estate market today is very different than just a few years ago. With higher interest rates and paradigm changing MLS rules, many homes sit on the market longer. Sellers need a pro-active professional who will do more than just passively list on the MLS.  Our robust, cutting-edge marketing strategies are customized to your property and draw in more qualified buyers.

Our Home Selling Process

A successful home sale starts with careful preparation and setting the right price. Leveraging both traditional and digital marketing strategies, a comprehensive marketing approach is essential to transforming your home into an irresistible product that stands out and attracts qualified buyers.

1. Listing Consultation

During our free, no-obligation consultation, we will learn your ideal timeline, your home selling priorities, and review your personalized home valuation estimate based on data of comparable properties recently sold, pending, and current inventory.

2. Residential Listing Agreement (NEW NAR Policy)

The Residential Listing Agreement establishes the agent-seller relationship, outlines our fiduciary duties, and authorizes us to sell your home.  Effective August 17, 2024, compensation to buyers brokers will no longer be listed on the MLS due to recent antitrust regulations.

Sellers are not obligated to offer buyer broker compensation, however, be prepared for offers to include concessions as credit to buyer for their agent fees during negotiations.

3. Establish an Effective Price

Every property will sell and has the potential to sell quickly, if priced effectively.  How a home is priced directly impacts the volume of potential buyers that a home attracts. View your home through the eyes of a buyer and price competitively to open vs narrowing the buyer pool. Get more qualified buyers into your home so they compete against each other, not you. You don’t want to be the highest bidder.

4.  Prepare Home for Sale

  • Get your home in move-in ready condition
  • Declutter, clean, remove excess furniture
  • Finish old projects & necessary repairs, & freshen up with paint
  • Depersonalize space, pack up breakables, personal items and what’s not in use
  • Secure valuables
  • Get home inspected in advance to correct potential issues
  • Create an inviting feel that welcomes buyers
  • Gather important documents including tax records, deed, survey, home warranties, homeowner information

5.  Marketing
